Four ways into the network. They differ on one thing: how many other builders are holding the same phone number. The further along a project is, and the fewer builders we give it to, the more it costs — right up to jobs that cost you nothing at all unless you sign the contract.

Someone at the start of thinking about it. Cheap because you are not the only builder calling, and they may not build for a year or more.

Graded early enquiry when three or more are true

  • No confirmed budget, or a budget band under $150k

Staggered release: the first two builders get it immediately, and the remaining slots only open if nobody has made contact within 24 hours. Junk is credited within 48 hours — disconnected numbers, outside your area, duplicates — no argument.

Qualified Project

Released to 2 builders, maximum

A real project with a confirmed budget and a designer involved, qualified on a live call rather than a form.

Graded qualified when all are true

  • Budget confirmed at $250k or above
  • Intending to start within 6–12 months
  • Land or site secured
  • Designer or architect engaged, or concept plans underway
  • Completed a live qualification call with us — not just a form

What you receive

  • Everything in Early Enquiry, plus:
  • Written qualification summary — what they're building and why
  • Documentation stage and who is drawing it
  • Who actually makes the decision
  • Finance status and decision timeline
  • What they have been quoted so far, if anything
  • What matters most to them: price, programme or finish

Free replacement if the contact can't be reached after five attempts across seven days, or if any detail we confirmed turns out to be materially wrong.

Tender-Ready Project

Documented, funded and asking for prices right now. You are the only builder holding it.

Graded tender-ready when all are true

  • Working drawings complete or in final documentation
  • Budget confirmed, finance approved or pre-approved
  • Site secured; permit lodged or approved
  • Appointing a builder within 90 days
  • Requesting quotes right now
  • Verified on a live call in the last seven days

What you receive

  • The full qualification file
  • Drawings and documentation pack, where released
  • The designer's or architect's details, where involved
  • A warm three-way introduction — you're introduced, not listed
  • A 14-day window to get your quote in front of them

Full credit if the contact is unreachable within seven days, or the qualification is wrong. We won't release the project to anyone else during your window, and we'll speak to you before we ever do.

No contract, no fee. If the contract is terminated before works commence, the fee is refunded in full. A flat figure, agreed before you quote — so you can price the job knowing exactly what it carries.

Why the price moves.

An early enquiry is cheap because five of you are calling the same person, and they may not build for two years. A ready-to-go job costs nothing to receive because we're only paid if you actually win it.

You are not buying contact details. You are buying how far along the project is, and how few builders are standing next to you.

Worked examples only. The per-project fee is the same whether you win the job or not — except on ready-to-go jobs, which cost nothing upfront and are charged as a commission on a signed contract.

The rules.

Short, and they run both ways.

  1. 01

    No subscription

    No monthly fee, no lock-in and no minimum spend. You buy what you want, when you want it.

  2. 02

    Decline anything, free

    Declines cost nothing and don't count against you. If you pass on three ready-to-go jobs in a row we'll pause you, so the work goes to builders with capacity.

  3. 03

    Your territory, your project types

    Nominate both. You'll never be sent something outside them.

  4. 04

    Your capacity governs the tap

    Booked out, we pause you. Free again, tell us and we resume the same day.

  5. 05

    Honest exclusivity

    Every project states how many builders received it. We never call something exclusive unless it is, and a project is never upgraded to a higher grade because that tier is empty.

  6. 06

    Attribution runs 12 months

    If we introduce a project and you sign it within 12 months, the commission applies — including if it reaches you again through another path. This is the one thing we ask you to sign.

  7. 07

    Non-circumvention

    Going direct to a source we introduced you to, on a project we introduced, still triggers the fee. Everything else you do with that relationship is yours.
